First Complex
In 1982, we financed and developed the first campus housing complex for students, faculty, and staff at the UT Houston Health Science Center, at an interest rate of 9.9%.
The 500-unit residential complex included a day care center, Olympic-sized swimming pool, and fully equipped fitness center. The facility was managed and operated internally by the University and secured by its commissioned police officers.
Structured with an 18-year financing term, the project generated sufficient operating income to fully repay the financing in just 16 years.
This project demonstrates how universities can successfully own, operate, and manage campus housing and related facilities internally generating revenue while supporting their core mission, rather than outsourcing these essential services.
